Google Ads or Meta ads: which is right for builders in Pakistan?

Use both for most launches. Google catches people searching for property right now. Meta shows your film to people who can buy but have not started looking. A test month shows which one earns more budget.

Most builders need both, because the two platforms catch a buyer at different moments. Google reaches someone already searching. Meta reaches someone scrolling at night who has money to invest and no plan to buy until your film stops them.

What Google Ads does for a builder

Someone types "apartments for sale in Bahria Town Karachi" or "plots in DHA City" and your ad appears. That person has already decided to look, so you pay for clear intent. These clicks tend to cost more, and the number of searches has a limit. Once you reach everyone searching in your area, more budget buys little.

Google also lets you run video on YouTube and banners across other sites. Start with search. Add the rest once search works.

Use Google when:

  • your location is well known and people search for it by name;
  • you sell a clear product, such as a three bedroom flat in a named area;
  • you want fewer enquiries of higher quality.

What Meta does for a builder

Facebook and Instagram show your film to people based on place, age, interests and how they behave. Most of them were not searching for property today. You pay less per enquiry, and you get far more volume. You also get more people who were curious and cannot buy, so your sales team needs a quick way to sort them.

Use Meta when:

  • your project is new and nobody searches for its name yet;
  • you have a strong film, because Meta rewards what stops the thumb;
  • you want to reach overseas Pakistanis in the UAE, Saudi Arabia and the UK.

Where each one goes wrong

On Google, builders often waste money on broad words such as "property" or on searches for a competitor's rental listings. Check your search terms report often and block what does not fit.

On Meta, builders often boost a post for likes. A boost brings reactions and few buyers. Run a proper campaign aimed at leads or WhatsApp messages, and send it to your project page or a WhatsApp chat.

How to test them

  • Run both for a month with separate budgets.
  • Give each its own tracking, so you know where each enquiry came from.
  • Compare cost per enquiry, then cost per serious enquiry, then cost per site visit.

The last number decides. A platform with cheap messages can still lose to one with expensive calls if the calls turn into visits. See how much to spend on real estate marketing for the sum behind your budget.

Set up before you spend

Install tracking on your project page and connect both platforms before any money goes out. Count a WhatsApp tap, a call and a form as separate actions. Keep both ad accounts in your company name. Prepare a first reply for WhatsApp, and agree who answers calls after hours. If you skip this, you will reach the end of the month with a bill and no answer.

For the first split, lean toward Google if your area is well known, and lean toward Meta if your project needs an introduction. An even split works if you cannot tell.

What to do after the test

Move money toward the platform with the lower cost per site visit. Keep the other running at a smaller level, because each helps the other. Someone who sees your film on Instagram may search your project name on Google a few days later. Bid on your own project name as well, so a competitor does not catch that buyer.

The ad matters as much as the platform

A weak render will fail on both. Clear visuals, an honest payment plan and a fast WhatsApp reply will lift the numbers on each. We make those films and run those ads as one team, so we can change the film when the numbers ask for it. See our real estate marketing agency page and our digital marketing agency in Karachi page.

We run campaigns inside your own ad accounts. Ad spend goes straight from you to the platform. You get a written quote in 48 hours, and projects start from PKR 100,000. The first review is chargeable and credited against the work.

Common questions

Which gives better quality leads, Google or Meta?

Google usually brings fewer and more serious enquiries because the buyer is already searching. Meta brings more volume. Judge both on cost per site visit.

Should I use lead forms or WhatsApp on Meta?

Test both. WhatsApp starts a conversation your team can continue, while forms collect details faster. Compare how many of each reach a site visit.

What about TikTok and YouTube?

Add them once Google search and Meta are working. Your walkthrough and launch film can run on both with little extra work.

Which is the best platform for property ads in Pakistan?

No single platform wins for every project. A new project with a strong film often starts well on Meta, and a known location often starts well on Google. A test month with your own numbers answers it.
