Treat a housing launch as a chain of six jobs. Each one feeds the next, so a weak link early in the chain costs you money further along. Do them in this order.
1. Get your facts ready
Write one page before you make a single ad. Cover the location, the unit types, the sizes, the payment plan, the possession date you can stand behind, and your approval status from the local authority: SBCA in Karachi, LDA in Lahore, CDA in Islamabad, RDA in Rawalpindi. Serious buyers ask about approvals early, so train your team to answer straight away.
Then decide who you are selling to. A first home for a family, an investor who wants to resell, and an overseas Pakistani buying for parents all ask different questions. Pick your main buyer and write for that person.
2. Make the visuals
Your buyer cannot visit a building that does not exist, so the visuals carry the sale. You need exterior renders in day and dusk light, interiors for each main unit type, and a masterplan view for a larger scheme. Add a walkthrough or a launch film if your budget allows it. Build everything from your real drawings, because a render that promises more than you will deliver comes back to hurt you at handover.
3. Build one clear page
Send your ads to a single project page. A busy company site with every past project on it loses people. Put the film at the top, then the location, the unit types, the payment plan, the approvals and a WhatsApp button. Most of your buyers will open it on a phone, so check it on a phone first.
4. Run the ads
Use Google for people searching now, and Meta for people who are not looking yet but can afford to buy. Start with a small budget on each. Read Google Ads versus Meta for builders for how to split it, and how much to spend for the sum behind the budget.
Show one clear offer in each ad. A film plus a line about location and payment plan will do more than a poster holding every fact you have.
5. Reply fast and keep the record
Most enquiries arrive on WhatsApp, often after work hours. Set up an instant first reply with the brochure and the payment plan. Route each lead to a named salesperson, and record it in a sales CRM. Ask your team to follow up on a set schedule. Leads go cold quickly when a buyer has three other projects on their phone.
6. Track each buyer to the site
Connect your ad accounts to the page and the CRM, so you can see which ad brought which buyer. Measure cost per enquiry, cost per site visit and cost per booking. Keep the money on what brings visits, and cut what only brings messages.
After the launch
Keep posting. Show the foundation, the first slab, the finished floors and the sample unit. Each update reassures the buyers you already have and gives new buyers a reason to trust you. Plan your marketing for the whole project, with the launch as its first three months.
Print and the sales office
Online ads bring the buyer to the door, and print helps close them. Prepare the brochure, the payment plan sheet, site boards and standees from the same renders, so that the project looks the same on a phone and in the sales office. Play your film on a screen in the office. A family that walks in should recognise the project they saw on Instagram.
Mistakes we see builders make
- Running ads before the page, the brochure and the sales team are ready.
- Using one poster for every buyer and every platform.
- Leaving WhatsApp to one busy person with no record of who was called.
- Judging the campaign on likes and message counts in place of site visits.
Where we fit
We make the visuals and run the campaign as one team from Karachi. See the films and the full list on our real estate marketing agency page. If you also need a wider plan for your company, see our digital marketing agency in Karachi page. Send us the project details and you get a written quote in 48 hours. Projects start from PKR 100,000, and the first review is chargeable and credited against the work.
Common questions
When should I start marketing a housing project?
Start preparing visuals and facts well before the launch date. Your ads need finished renders, a clear payment plan and a working page before they go live.
Do I need a website for one project?
One clear project page is enough to start. It should load fast on a phone and carry the film, the location, the payment plan and a WhatsApp button.
Should I target overseas Pakistanis?
If your project suits them, yes. Run them as a separate campaign with their own film and budget, so you can read the numbers apart from local buyers.
Should I show the price in my ads?
Showing the payment plan or a starting price filters out buyers who cannot afford it. Test it against an ad without the price and compare cost per site visit.
